A new-build development for Peabody in partnership with the contractor, Hill, will deliver 71 homes in 3 blocks, with ground floor commercial workspace, as part of a larger scheme for 580 homes and affordable workspace in Fish Island, East London.

Working alongside Architectural practices Haworth Tompkins and Lyndon Goode on the adjacent Neptune Wharf site, the proposals aim to kick start the regeneration of Fish Island, adjacent to the Queen Elizabeth Olympic Park in East London.

The London Legacy Development Corporation granted planning permission to Peabody in November 2015.

Hill began construction of the part-4, part-7 storey building in September 2016, and completed work in June 2018.

• Robust industrial warehouse character inspired by the local area.

• Three distinctly different but adjoining blocks, arranged around a central external courtyard providing shared amenity space and private gardens for family units.

• Block A is defined by the ground floor workspace units creating a strong, industrial base, and a repetitive window arrangement to the residential units above. Horizontally proportioned windows in vertical strips create a ‘modern warehouse’ appearance.

• Block B and C step down in scale away from the prominent corner block A on Roach Road. These blocks comprise stacked maisonettes, creating a more residential street scape to Monier Road and Wyke Road, with private residential entrances accessed directly from the street. Upper maisonettes are accessed via a visually distinct communal entrance leading to a gallery access at second floor.
